Two partners build a thriving practice by using larger projects to win smaller, quirkier commissions.  

Portfolio: Renovation of a  barn in Southampton into a five-bedroom home; interiors for the Arcadia, a 21-story condominium in Manhattan; and Court Square, the transformation of a Long Island City, New York, warehouse into luxury residences for a younger market.  

On Breaking In: After receiving degrees from the Rhode Island School of Design in 2000—Callahan in architecture, Kondylis in fashion design—the best friends began apprenticing for Costas Kondyils, Alexia’s father and the go-to architect for major New York developers.  Despite the corporate nature of the parent firm, the duo has been able to develop a contemporary  aesthetic of its own, balancing a base of corporate clients (shared with the architecture office) with a growing collection of smaller, independent ones.  

On Subject Matter: This mix of private homes and high-rise residential work has helped generate work for the firm. “We’ve actually used our residential projects to feed our developer work” Kondylis says. “The client will see it in our portfolio, and that’s what they’ll want.”  

Fast Forward: The designers hope to work on more hotels and restaurants and expand their New York offices. Callahan and the elder Kondylis are also collaborating on a smaller-scale architecture studio.-Andrew Yang
